Are you selling this winter?
People often shy away from listing homes in the colder months. Our family was in that situation a few years ago. I didn’t think it was a good idea to sell in the winter but was proven wrong when we sold our home for top dollar in December. There are some advantages to consider when selling during the cold months. For one, there will less competition and cold-weather buyers tend to be more serious. There is also the unique opportunity to create a warm and cozy environment that you wouldn’t otherwise have in warmer months.
Having said that, there some factors that I would like to discuss. Let’s begin by addressing the Christmas tree. I strongly recommend putting your tree up AFTER the MLS photos are taken. If a potential buyer sees a Christmas tree in your home in March, they will know your home has been on the market for a while. The good news is that you can still decorate for the holidays…AFTER THE PHOTOS. Here is a short list of other considerations:
*No inflatables in the lawn
*Avoid over-the-top Christmas lights
*Avoid using an abundance of personal items
*Religious tokens and symbols should be minimal
*Avoid hanging garland on everything that doesn’t move!
Although removing these personalized items may take a bit of the fun out of decorating, it is important for potential buyers to see themselves living in the home. You don’t want potential buyers missing the beautiful fireplace mantel if they are distracted by hanging Christmas cards. But don’t despair.
There are several ways to bring warmth and holiday cheer to your home. If you have a fireplace, show that baby off! Potential buyers will surely appreciate a warm fire after coming in from the cold outdoors. Furthermore, fireplaces are often the centerpiece of family gatherings and invoke cozy and relaxed feelings.
Another way to provoke emotional connections is through pleasant scents. I’m not talking about the overbearing sprays our parents used just before company. Holiday scents such as freshly baked cookies or simmering cider may be an effective way to promote feelings of comfort and tranquility.
So, if you are hesitant to list this winter, I hope that you have a different perspective. Take advantage of your unique situation that could work toward your benefit.
